Commercial contracts
Commercial window cleaning across Burnley, Lancashire & Greater Manchester.
JWF holds commercial window cleaning contracts for businesses right across the North West — from independent shops to names you'll know. Offices, shop fronts, schools, restaurants, care homes and industrial units, on a schedule built around your site. Reliable, fully insured, and the same firm that's been on the road here since 2011.
Commercial window cleaning services
A contract you don't have to think about.
The best commercial window cleaner is the one you forget you've hired — because the glass is always clean and they always turn up. That's the job. We set a frequency that suits the premises, schedule it around your trading hours, and keep to it, so clean windows become one less thing on your plate.
Every commercial arrangement starts with a site visit and a written quote — never a number pulled off a rate card. We walk the building with you, agree the scope and frequency, and put the paperwork in place so your facilities team has everything on file before we set foot on site.
Every contract includes
- Site visit and written quote before any work starts
- Agreed frequency — weekly, fortnightly, four-weekly or quarterly
- Named point of contact on our team
- Scheduled visits with day-before notification
- £5M public liability certificate & method statements (RAMS)
- Pure-water reach & wash — no ladders, no access permits
Premises we cover
Offices, shop fronts & everything between.
Different premises need a different approach — a glass-fronted office isn't a high-street shop isn't a care home. We tailor the method and the frequency to the building and how visible the glass is to your customers.
Offices & commercial buildings
Glass frontages and upper floors reached from the ground — cleaned without disrupting the working day.
Shop fronts & retail
High-street shopfronts kept spotless on a tight frequency — the glass your customers see first.
Restaurants & hospitality
Customer-facing glass cleaned before opening — grease and footfall handled on a four-weekly minimum.
Schools & colleges
Parent- and visitor-facing premises, cleaned to schedule with all the paperwork in place.
Care homes
Discreet, reliable cleaning that keeps residents' outlook clear and the building looking cared-for.
Industrial units
Lower-footfall sites on a sensible quarterly schedule — clean without overspending.
Who we work with
From High Street to national brand.
Our commercial list runs from independent shops on Burnley High Street to nationally recognised names. We don't disclose every client publicly, but on a quote call we're happy to share references from comparable premises near yours.
- McDonald's (regional franchises)
- Blackburn College
- Clubhouse Blackburn
- + independent retail
- + care homes
- + restaurants
Some of our contracts have run uninterrupted since the day we took them on.
— Why commercial work tends to stickWhy businesses stay with us
Three reasons commercial contracts stick.
We're not the cheapest. We're the ones who turn up when we said we would, hold the price for years, and treat the schedule like it matters — because for you, it does.
Every quote's based on your property, not a price list.
We don't pull a number from a banded rate card. We come and look at the site, walk it with you, and price what we'd actually do — honestly, the first time.
We set a schedule that suits the property.
A high-street shop needs a different cadence to an industrial unit. We build the schedule around what your site actually needs — before opening, after close, weekends if it helps — not what's convenient for our round.
Based here, working here since 2011.
JWF was founded in Burnley and we still operate out of Burnley. Our team lives within a short drive of every site we clean. When you ring, the person who answers knows the road and can usually tell you when we're next on it.
Commercial window cleaning prices & rates
How is commercial window cleaning priced?
There's no national rate for commercial window cleaning — a fair price depends on the building. Rather than guess over the phone, we quote after a site visit so the number's right the first time and holds for the length of the contract. The main things that set the price:
Most small shopfronts and offices start from a modest per-visit rate on a regular schedule; larger and multi-site contracts are quoted individually. Every quote is fixed in writing before any work starts — request a commercial quote.
One provider, whole exterior
More than windows, under one contract.
Managing one reliable contractor is easier than juggling five. Plenty of our commercial clients add other exterior work to the same contract — one point of contact, one set of paperwork, one invoice.

FAQs
Commercial window cleaning questions, answered.
What is commercial window cleaning?
Commercial window cleaning is the regular cleaning of glass on business premises — offices, shops, schools, restaurants, care homes and industrial units — usually on a scheduled contract rather than a one-off. It's carried out by insured contractors to an agreed frequency, with method statements and risk assessments in place for the site.
How much does commercial window cleaning cost?
It depends on the size of the building, the amount of glass, the height and access, and how often it's cleaned — more frequent visits cost less per visit. Small shopfronts and offices start from a modest per-visit rate; larger and multi-site contracts are quoted individually. We price after a site visit and fix it in writing before work starts.
How often should commercial windows be cleaned?
It depends on visibility. Retail shopfronts on busy streets are usually fortnightly or four-weekly; offices and lower-footfall premises eight-weekly or quarterly; restaurants and food service four-weekly minimum because of grease and footfall. We'll recommend a frequency based on the site, not what suits us to upsell.
Are you insured for commercial work?
Yes — we carry £5 million public liability cover, with the certificate available before any contract starts. We also supply method statements and risk assessments (RAMS) for your facilities team. If a contractor can't produce a current insurance certificate, don't let them on site.
Do you do contracts or just one-off cleans?
Both, but most commercial clients are on a regular contract — it keeps the glass consistently clean and the per-visit price down. There's no lengthy tie-in; we earn the contract by turning up and doing the job, every time.
Can you clean outside our opening hours?
Yes. We work around your trading times — early mornings before opening, evenings after close, or weekends where it helps. Restaurants and pubs usually want us before service; offices often prefer mid-morning when the car park's quiet.
Do you cover multi-site contracts?
Yes. We handle single buildings and multi-site portfolios across the North West, with portfolio rates for businesses managing several premises. One contractor, one point of contact, one invoice — send us the sites and we'll quote the lot.
