Gutter cleaning
Gutter cleaning across Lancashire and the North West.
Searching for gutter cleaning near you? JWF clears and cleans gutters for homes and businesses across Lancashire, Greater Manchester, West Yorkshire and Cheshire. We vacuum the gutters from the ground — no ladders against your wall — and show you the before-and-after on camera. Based in Burnley, on the road since 2011.
What gutter cleaning includes
We clear the blockage, then prove it's gone.
Gutter cleaning is the job most people forget about until water's running down the wall. Leaves, moss, grit washed off the roof and the odd tennis ball all settle in the run and stop it draining. Once it's blocked, rainwater spills over the edge instead of going down the pipe — and that's when it starts costing you.
A standard gutter clean from JWF clears the full run, checks the downpipes are flowing, and leaves the gutter line draining properly. We don't just skim the top — we get the compacted muck out of the corners and the outlets, where blockages actually start.
Every gutter clean includes
- Full clear-out of the gutter run — leaves, moss, silt and debris
- Downpipes and outlets checked for flow
- Debris bagged and taken away, not left on your borders
- Before-and-after camera footage sent to you
- A heads-up if we spot a cracked joint or sagging bracket
- Fixed price agreed before we start — no surprises
Gutter vacuum cleaning
Cleaned from the ground. No ladders required.
We clear gutters with a gutter vacuum system, not a ladder and a trowel. A lightweight carbon-fibre pole carries a vacuum head up to the gutter line — up to around 40 feet, enough for most three-storey properties — and pulls the debris straight down into a bin at ground level. A camera on the end of the pole means we can see exactly what we're doing, and so can you.
Working from the ground matters for more than speed. There's no ladder leaning on your fascia or render, no one balancing over a conservatory, and no working-at-height paperwork for commercial clients to sign off. It's safer for our team and tidier for you — the muck goes in the bin, not down your wall.
We send you the before-and-after footage. You see the blockage, then you see it gone.

What a blocked gutter actually costs you.
A blocked gutter isn't a cosmetic problem. Once water can't drain, it goes somewhere it shouldn't — and the repair bill is always bigger than the clean would have been. Three of the most common consequences we get called out to:
Damp & mould inside
Yes — blocked gutters are one of the most common causes of penetrating damp. Water overflows, soaks into the wall, and shows up as damp patches and black mould on the inside, often in an upstairs corner.
Roof & ceiling leaks
When water backs up under the roof edge it can get behind the felt and run into the loft. Left long enough, a blocked gutter turns into a ceiling stain and a much larger repair.
Rotten fascias & soffits
Constant overflow keeps the timber and UPVC behind the gutter permanently wet. That's how fascias rot, brackets sag, and the whole gutter line eventually starts to pull away.
If your gutters are already overflowing, we run an emergency gutter clearing service — send us a photo or video of where it's spilling and we'll tell you what we can do and when.
Gutter cleaning prices
How much does gutter cleaning cost?
Honest answer: it depends on the size of the property, how many storeys, and how long it's been since the gutters were last done. We give you a fixed price before we start, never a vague hourly rate. As a guide, domestic gutter cleaning in our area usually falls in these ranges:
Guide prices only — your exact price is confirmed before any work starts. Bundling gutter cleaning with a window round, fascias or a roof clean usually works out cheaper than booking each separately.
Commercial gutter cleaning
Commercial & multi-site gutter cleaning.
Units, retail, schools and care homes.
Blocked commercial gutters cause the same damp and leak problems as domestic ones — just on a bigger, more expensive scale, often over stock, equipment or a shop floor. We clear gutters on industrial units, retail premises, schools, colleges, restaurants and care homes across the North West, from single buildings to property portfolios.

Gutters, fascias and roof — in one visit.
Most people who book a gutter clean have us do the fascias and soffits at the same time, since the gutter has to come clean first anyway. Booking together saves a second visit and usually saves money too.

FAQs
Gutter cleaning questions, answered.
How much does gutter cleaning cost?
For a typical two-storey home in our area, gutter cleaning usually starts around £40 for a terrace or small semi, £50–£70 for a semi-detached, and £70–£100 for a detached property. Three-storey homes and commercial premises are quoted after we've seen them. You always get a fixed price before any work starts — never an open-ended hourly rate.
What does a gutter clean include?
We clear the full gutter run of leaves, moss and silt, check the downpipes and outlets are flowing, bag and remove the debris, and send you before-and-after camera footage. If we spot a cracked joint or a sagging bracket while we're up there, we'll flag it.
Can blocked gutters cause damp inside the house?
Yes. Blocked gutters are one of the most common causes of penetrating damp. When the gutter overflows, water runs down and soaks into the external wall, then shows up inside as damp patches and black mould — most often in an upstairs corner. Clearing the gutter is usually the cheapest fix for that kind of damp.
Can blocked gutters cause roof leaks?
They can. When water backs up at the roof edge it can get behind the felt and run into the loft, eventually staining ceilings. A blocked gutter left through a wet winter is a common cause of leaks people assume are coming from the roof itself.
How often should gutters be cleaned?
Once a year is right for most homes, ideally in late autumn once the leaves have dropped. If you've got trees overhanging the roof, twice a year is safer — spring and autumn. Commercial premises with flat or box gutters often need checking more regularly.
How do you clean gutters without ladders?
With a gutter vacuum system. A carbon-fibre pole carries a vacuum head up to the gutter line — up to around 40 feet — and pulls the debris straight down into a bin on the ground. A small camera on the pole lets us see the gutter and confirm it's clear, which is how we get you the before-and-after footage.
How long does gutter cleaning take?
A standard two-storey house is usually 30–60 minutes depending on how blocked it is. Larger detached and commercial properties take longer, but we'll give you a realistic time along with the quote.
Do you cover my area?
We cover Burnley, Blackburn, Preston, Darwen, Rossendale, Skipton, Huddersfield, Macclesfield and across Greater Manchester. If you're nearby but not listed, drop us a message with your postcode — we'll tell you straight away.
