Where most of our work sits

Commercial window cleaning.

Offices, shops, schools, colleges, restaurants, care homes, industrial units and high-street retail — across the North West.

JWF Window Cleaning team working on a commercial site

Some of our contracts have been running uninterrupted since the day we took them on.

— Why commercial work tends to stick
01 / Who we work with

From High Street to national brand.

Our commercial list runs from independent shops on Burnley High Street to nationally recognised names. On a quote call we'll happily share references from comparable sites near yours.

  • McDonald's (regional franchises)
  • Blackburn College
  • Clubhouse Blackburn
  • + independent shops
  • + care homes
  • + restaurants

We're confident enough to compete for any commercial window cleaning contract in Lancashire and the surrounding counties — single sites, multi-site portfolios, or property management groups handling several buildings at once.

02 / What a contract looks like

Every quote's based on your property, not a price list

There's no standard template. The cleaning schedule is built around the property, not the other way round. A typical setup includes:

What you get

  • Site visit and written quote before any work starts
  • Weekly, fortnightly, four-weekly or eight-weekly visits.
  • Named point of contact on our team
  • Scheduled visits with day-before notification
  • Public liability insurance certificate & method statement on file
  • RAMS provided where required by your facilities team

We work outside business hours when sites need it — early starts, late evenings, weekends. Restaurants and pubs usually want us before opening; offices often prefer mid-morning when the car park is empty.

03 / How often to clean

we set a schedule that suits the property.

It depends on the property type and how visible the glass is to your customers. We'll recommend a frequency on the quote based on what we see — not what suits us to upsell.

No ladders. No paperwork on your end.

All commercial work is carried out using our pure water reach-and-wash system from ground level. No ladders means no ladder permits, no working-at-height paperwork on your end, and no risk of damage to your fascia, signage or render.

Households on a round

Domestic window cleaning.

Most of our residential customers are on a regular round, whether that’s weekly, fortnightly, four-weekly or eight-weekly. There’s no contract — you book, we clean, and you can stop the round whenever you want with a quick message.

A standard domestic clean covers the glass, the frames, the sills and the door panels. We work outside, so you don't need to be home. All we need is access to the back garden, which usually means an unlocked side gate. We text or message the day before so you can sort it.

Pricing is set on the day of the first quote. As a guide, most three-bed terraces work out at £12–£15 per clean on a four-weekly round; semis are £15–£20; larger detached properties are quoted individually. Conservatories, sun rooms and extras are priced on top.

The system we use

How we actually clean windows.

Most window cleaners still use ladders, buckets and detergent. That's fine on a single-storey house. On anything bigger it's slower, the soap residue dulls the glass over time, and the insurance implications of working at height keep getting tighter every year.

We use a pure water reach-and-wash system. The water comes through a filter that strips out every mineral, salt and contaminant — purity measured to zero parts per million. It feeds up a carbon-fibre pole to a soft brush head, and we work the windows from the ground. There's no ladder against your wall, no soap on your brickwork, and no streaks when it dries — because there's nothing in the water that can leave a mark.

The system has a few practical knock-on benefits worth knowing about. The pole reaches up to three storeys without any access equipment. The brush is soft enough not to scratch leaded panes or older glass. Frames and sills are cleaned at the same time as the glass, not as an upsell. And because pure water doesn't react with rainwater, light rain on a freshly cleaned window doesn't streak — so a damp day doesn't cancel the round.

Where we work

Areas we cover.

We operate across East Lancashire and out into the surrounding counties. Our most regular routes cover the towns below — if you're not on the list, ring anyway, chances are we're on the next road.

Why businesses stay with us

Three reasons commercial contracts stick.

We're not the cheapest. We're the ones who turn up when we said we would, hold the price for years, and treat the schedule like it matters — because for you, it does.

01 /

Every quote's based on your property, not a price list.

We don't pull a number from a banded rate card. We come and look at the site, walk it with you, and price what we'd actually do — honestly, the first time.

02 /

We set a schedule that suits the property.

A high-street shop needs different cadence to an industrial unit. We build the schedule around what your site actually needs — before opening, after close, weekends if it helps — not what's convenient for our round.

Based here, supporting the community since 2011.

JWF was founded in Burnley and we still operate out of Burnley. Our team lives within a short drive of every site we clean. When you ring, the person who answers knows the road and can usually tell you when we're next on it.

FAQs

Frequently asked questions.

How much does professional window cleaning cost?

For domestic properties in the North West, three-bed terraces sit around £12–£15 per clean on a four-weekly round; semis £15–£20; larger detached properties are quoted individually. Commercial pricing depends on the site — size, frequency, height, access — and is always quoted after a site visit, never blind.

How often should I get my windows cleaned?

For residential, four-weekly is the most common choice — it keeps the glass consistently clear without being excessive. Eight-weekly works for more sheltered properties. For commercial premises, frequency depends on the property type: retail shopfronts usually fortnightly or four-weekly, offices eight-weekly to quarterly, food service four-weekly minimum.

What insurance should a professional window cleaner have?

At a minimum, public liability insurance of £1 million — £2 million is standard for any cleaner taking commercial work. JWF carries £5 million public liability cover, with the certificate available on request before any contract starts. If a window cleaner can't produce a current insurance certificate, don't book them.

What do professional window cleaners use?

The majority of professional window cleaning in the UK is now done with a pure water reach-and-wash system rather than ladders and detergent. The water is filtered to zero parts per million through a multi-stage system — reverse osmosis and de-ionisation — then fed up a telescopic carbon-fibre pole to a soft brush head. The purified water lifts dirt off the glass; because there's nothing dissolved in it, there's nothing left to streak when it dries.

How often should commercial windows be cleaned?

Retail shopfronts on busy streets need fortnightly or four-weekly. Offices and most commercial premises work fine on eight-weekly or quarterly. Restaurants and food service sites should be four-weekly as a minimum because of grease and foot traffic. The answer ultimately depends on visibility — if customers walk past the glass every day, clean it more often.

What is pure water window cleaning?

It's a method that uses water filtered down to zero dissolved solids — no minerals, no salts, no chlorine. Tap water leaves marks when it dries because of the minerals in it. Pure water leaves nothing behind, which is why no rinse, no squeegee and no detergent is needed. The same purified water is also what keeps frames and sills clean as a side effect.

How do window cleaners clean upstairs windows without ladders?

With a telescopic reach-and-wash pole. The carbon-fibre pole extends to around 35 feet from the ground — enough to reach the top of a three-storey property. Pure water is pumped up through the pole to a brush head on the end. The cleaner works from the ground, which is safer for them, removes the need for ladder permits or access equipment, and means no ladder feet pressed against your render or fascia.

Do you clean inside windows or conservatories?

Yes to both. Inside cleaning is quoted separately because it takes longer and needs access to the property. Conservatory roofs are cleaned with the same reach-and-wash system from outside; conservatory glass can be done inside on request. We can also clean roof lanterns, sun rooms and skylights — send a photo when you book.
